The Old Bank building, located at 12 Gamsakhurdia Street in Old Batumi, is being transformed into a beautiful 55-room hotel. We currently have an outline of the project, according to which, the total area of the hotel will be 5500 sq.m. We will sustain the unique old look to the building.
We are actively working with Colliers, a leading real estate company, to create a unique concept and give new life to an old cinema studio on the Tamar Mefe avenue in Tbilisi.
We are currently handling the details, but eventually, our vision is to create a mixed-use complex that includes:
Hotel and office space
Children's Entertainment Space
Work and seminar space
Multifunctional center (shopping, cinema, museum, conference space, etc.).
The history of the pavilion dates back to 1927-30 when architect Mikheil Bezugli designed the building. The former Cinema Pavilion was one of the most important film studios in the Soviet Union. This is the place where all the films of the 20th-century Soviet Union were made. (Eg: "Surami Castle," "Red Devils," "Tariel Mklavadze's Murder Case," "Who's to Blame," etc.).
This period is one of the most important milestones for Georgian cinema, which is why today, the pavilion has the status of a cultural monument.
In 1995, the government ceased funding for the pavilion and the union of film studios and slowly began to sell parts of it. Nowadays, this cultural monument is unused.
Despite many attempts, this building could not return to its original function and appearance. Today, we have taken over this project. The new concept of the Old Cinema Studio will enrich Tbilisi's architecture - a modern style fused with the city's old soul.
Our team is actively working to give the building a second life. Rehabilitation works, and other details are in the process of negotiation. As a cultural monument, the pavilion will retain its old appearance and will be fully rehabilitated before its completion.
Z10 is an innovative complex, located at number 10 of the Dzmebi Zubalashvili. The building was constructed between the late 19th and early 20th centuries, and today it has come down to us as a historic monument.
This project includes a building that was doomed to be annihilated. We decided to spend more than it was commercially calculated on this project and to preserve the historic building for Tbilisi.
The history of this building begins in the second half of the XIX century, when Rustaveli Avenue finally became the cultural, financial, and administrative center of the city. Over time, new shops, houses, and other buildings were added to these areas. By the '50s and '60s, new European 3-4 story buildings were entered by Zubalashvilis and other businessmen. The impact of this European design clearly conveys the current outline of Dzmebi Zubalashvili Street. This exact design is what influenced the creation of building number 10. The building was originally a dwelling construction with a half-basement, and fortunately, it still retains the beauty, which our team has embraced and given new life.
Rehabilitation of the building began in September 2018 with funding from Sodi Investments. The process is carried out by maintaining the appearance of the original structure.
The building is a three-story, brick-built construction with special features of brick facade details, stained glass windows, blinds, and an inner courtyard. Of course, the rehabilitation process is designed to maintain this unique look, with the addition of modern and innovative elements.
Our vision is a contrasting result that preserves the spirit of old Tbilisi, its ancient architectural details and modern, warm, and comfortable interior.
Upon completion of the project, everyone will be able to receive high-quality service from the restaurant on the first floor of the building. Families, friends, business travelers, and other visitors will be able to relax in the modern and comfortable apartments at Z10.
